Why Invest in Real Estate in the US?
January 30th, 2012 -- by Ryan Tucker
Yes, that is the question.
As the U.S. economy staggers and investments lose their efficacy, many wonder whether or not Real Estate is a good and safe investment.
If you are investing in order to immediately turn the property for a profit, this is becoming difficult. Whereas if you are investing to rent (let), you are making a safe and equitable investment.
Why?
First, consider the grim facts. Home values have decreased by an average of 35% nation wide; foreclosures are at an all time high as all over the country people are losing their home. As a result, millions of foreclosures are predicted to hit the market in 2012.
Second, it is Housing plain and simple. People need a place to live and if they can’t buy, they will have to rent.
According to the U.S. Census Bureau, as of January 2012 the total U.S. population is 312,848,157. The Bureau projects it to increase to 439 Million by the year 2050. With this large increase in the population the need for housing is on the rise. According to the U.S. Census bureau as of September 2011 34% of the total U.S. population live in rented homes. It has been projected by the National Apartment Association (NAA) that the U.S. homeownership rate will decline 6-8 percent over the next decade. For each single point of decline in the rate the demand for 1 million rental-housing units is created.
Let the numbers speak for themselves. Our population is going up and the number of renters is increasing daily. And Memphis has one of the highest rent per population ratios in the country, which makes it ideal for this kind of investment.
Investing to rent is a long term safe investment.
