Foreigners Grab American Deals
September 7th, 2011 -- by Ryan Tucker
In a market flooded with foreclosures and short sales, international investors are stepping in to make a profit. According to the National Association of Realtors, people living outside of the United States purchased $41 billion worth of residential property in 2010. The market combined with the weakened state of the American dollar makes investing for foreigners ideal.
RealtyTrac notes that one of the prime areas of interest in Memphis, where investors received 54.07% discounts on foreclosure properties (one of the largest discounts in the country). Additionally, Memphis ranked 68th in total foreclosures in 2010.
Foreign investors include those from Australia, China, the United Kingdom, and Europe among other countries. These investors are required to jump through more hoops in order to secure a loan, which has probably kept some would-be foreign investors from joining the trend.
Recognizing this trend, the team at Invest In Memphis works closely with Property Investments USA (an Australian property investment company) to assist Australian investors in finding an investment property, getting a loan, and managing their investment.
Tony Camara, owner of Property Investments USA, says “When recommending investment properties for Australians, we look for stable population and established demographic base, economic hubs and robust industry with job creating prospects, strong tenant demand accompanied by high foreclosure rates, and rental yields between 10 to 16 % NET. And Memphis fits these qualifications perfectly, which is why the majority of our investors purchase property in Memphis.”
For US citizens, Memphis is an opportune market with a great opportunity for positive cash-flow returns. And you don’t have to jump through all the hoops required for foreigners.
Don’t miss your opportunity.
